A family bathroom in a Letchworth loft

A pitched ceiling can make a bathroom feel cramped, so the plan started with the headroom. The walk in shower went where the roof is highest, and the freestanding bath and the oak vanity sit where a lower ceiling doesn’t matter. We carried the same terrazzo across the floor and most of the walls. With fewer breaks for the eye, the room reads as one space, and the daylight from the skylight travels right across it, which makes it feel bigger than it is.

Bathroom installations and renovations in Letchworth

Some people want everything changed. Others only want to fix the parts that aren’t working. These are the bathrooms we design and fit in Letchworth homes.

Full bathroom renovations

The room is stripped back to the walls and floor and rebuilt, with a new layout if it helps. This is where planning matters most, because moving the bath or the shower changes where the water pipes and the waste have to run.

New bathroom installations

A new suite fitted in the room you already have, or a bathroom created where there wasn’t one before, such as a box room or a converted loft.

Loft and sloping ceiling bathrooms

Plan around the headroom first. Showers and basins go where you stand up straight, and baths and storage tuck under the slope. Roof windows bring in far more light than a wall window of the same size.

En suites

In a family home with one bathroom, an en suite takes the pressure off the mornings. The two things we check first are the space and how the waste pipe will reach the soil stack.

Wet rooms and walk in showers

An open, level shower needs the floor laid to a fall towards the drain and the whole wet area waterproofed underneath. Done that way, it is as practical as it looks.

Accessible bathrooms

Level access, a seat, rails and controls you can reach, designed for the person using the room now and in the years ahead.

Cloakrooms

Under the stairs or off the hall, a small toilet and basin room where a wall hung pan and a slim basin free up the floor.

Smaller bathroom jobs

Not every job is a full refit. We also replace single items, such as a bath, a vanity unit or a shower tray. Mandy’s review further down this page is one of those jobs.

How a Letchworth bathroom comes together

01

We visit you. The design visit is free and we can come any day of the week, evenings and weekends included. We measure the room, look at where the pipes and waste run now, and ask how everyone in the house uses it.

02

You see it first. We draw the new bathroom in 3D, so you can walk round it on screen and change it before a single tile is ordered.

03

It’s all in writing. The work, the products and the payment stages are agreed with you in writing before we start. You pay in stages: a deposit, a payment midway through the job and the balance at handover.

04

One team on site. A typical full renovation takes 2 to 3 weeks on site. If you need the toilet, it stays in use: anything we take out during the day goes back in every night.

05

We hand it over. The job ends with a full clean and a walk round together, and the work is backed by our 3 year workmanship guarantee.

What does a full bathroom renovation include?

Renovations that suit Letchworth homes

Letchworth’s homes run from the original Garden City cottages near the centre to the post war estates like the Grange and Jackmans, and the Lordship and Manor Park homes of the 1970s. Each brings different rooms to work with. The oldest houses were built between 1903 and 1930, including the cottages from the 1905 and 1907 Cottage Exhibitions, and the Heritage Foundation looks after their character. In a compact bathroom, every fitting has to earn its place, and a 3D drawing lets you try the layout before anything is fixed.

Changing the outside of a Garden City home

Most freehold homes in Letchworth Garden City come under the Heritage Foundation’s Scheme of Management. Work inside your home isn’t on its list of alterations, but changes to the outside are, including loft conversions, roof alterations and replacement windows. The Foundation asks for an application even when a change is like for like. If your new bathroom needs a new pipe or vent on an outside wall, raise it at your design visit and we’ll talk it through. These points come from the Heritage Foundation’s own published guidance for Letchworth homeowners.

“Highly recommend JLP. Jack has helped us for the last five months doing a variety of smaller jobs up to a full en-suite refurb. His communication is top notch and he obviously works hard to fit everything in. The guys are tidy and polite and a pleasure to have in the house. I’ve had a few issues with our old house and I’ve been very grateful for his knowledge and communication. My initial plan to just change a shower tray led to a full refurb and I’m so delighted with the results. Thanks Jack and the team for all your hard work this year.”

“Jack recently renovated a bathroom in our new home. He was a delight to deal with and completed the work to a very high standard. We were on a very tight timescale but Jack made sure everything was done by our moving in date. Highly recommended.”

Bathroom questions from Letchworth homeowners

Can you fit a bathroom in a loft or under a sloping ceiling?
Yes. Our Letchworth loft bathroom is one. The key is placing each fitting by the headroom it needs: the shower and basin where you can stand fully upright, the bath and storage under the lower part of the roof.
Can you add an en suite to a bedroom?
Usually, yes. It depends on having enough floor space and a route for the waste pipe to reach the soil stack, which is the main drain pipe for the house. We check both at the design visit and tell you straight away what’s possible.
Why do you tank a bathroom before tiling?
Tiles and grout aren’t fully waterproof on their own. Over time water seeps through, into plaster, timber and the ceiling below. Tanking is a waterproof membrane applied to the walls and floor in the wet areas before tiling, so water can never reach the structure of your home. We never skip it.
What is included in a full bathroom renovation?
Everything from the design and 3D drawings through to the clean and walk round at handover: supply, strip out and waste, building work, carpentry, plumbing, electrics with a certificate, plastering, tanking, tiling, flooring and decorating. One team does all of it.
What makes a bathroom high end?
Mostly the thinking and the finish, more than the price tag. Good materials carried through the room, like the terrazzo in our Letchworth loft bathroom, fittings placed for how you actually use the space, concealed or wall hung pieces, underfloor heating, and careful work behind the tiles, including proper waterproofing. Our sage green bathroom in Baldock is another example of the same approach.
Can we choose our own tiles and suite?
Of course. Send us links to what you like and tell us if there’s more than one type of tile in the room. We work out the quantities and send you the trade prices before anything is ordered.
